The Lykos Group has announced construction is progressing for its two-story, 7,235 total square foot spec home located at 617 Crescent St.

The coastal contemporary residence is an open great room floor plan with a den, living room and family room open to the kitchen. The home is designed by South Florida Architecture with interior design by Brittney Mendez, Allied ASID and landscape architecture by Metis Design, LLC.

“This residence incorporates several classic exterior features reminiscent of Palm Beach-influenced architecture such as extensive exterior moldings and earth-tone colors instead of gray and white,” said The Lykos Group Principal Thomas Lykos. “We are proud to have assembled a talented team of passionate home building professionals, and this residence reflects their pride, dedication and commitment to jobs well done.”

This residence’s Palm Beach style contrasts that of The Lykos Group’s neighboring project at 625 Crescent St., which embodies a coastal contemporary architectural style including wall brackets, soffit brackets and Bahama shutters.

Situated on a canal with direct water access, the residence offers 5,428 square feet under air with five bedrooms plus a second-floor family room with wet bar, six full baths, two half baths, loft, covered balcony, elevator, and a three-car garage.

Exterior features include a cement tile roof; tongue-and-groove cypress exterior ceilings; custom stucco and precast details; Energy Star-certified, impact-rated Andersen 400 Series wood windows; ES aluminum sliding glass doors with impact-rated glass; custom wood-look front entry door with impact-rated glass; in-ground pool with integral spa and gas heater; shellstone tile pool deck; paver driveway; covered lanai with motorized roll-down hurricane shutters and screens; full outdoor kitchen; and custom landscape package with lighting.

Interior features include LED lighting throughout; lighting control system; audio/video and security systems; three air conditioning systems with linear grills; on-demand gas water heaters; gas fireplace; wide plank European white oak wood floors; marble tile in the bathrooms; solid core interior doors; poplar interior trim; custom closet storage; custom ceiling millwork; custom oak stairway; custom built-ins and painted wood cabinetry; stone and quartz countertops; Sub-Zero and Wolf appliances; elevator; second-floor family and laundry rooms, and epoxy-coated garage floor.

This residence is offered for sale at $5.9 million. For more information or to schedule a personalized tour, please contact Paul Arpin of Premier Sotheby’s International Realty’s Broad Avenue office via email at paul.arpin@premiersir.com or 239-877-4450.
